The Call

When a tornado struck Northeast Ohio, this commercial building suffered significant roof damage that left large portions of the structure exposed to the elements. The call came into Bee Dry Restoration around 2:00 PM, and while the storm had already caused extensive damage, the biggest concern was what would happen next.

Rain was in the forecast, and every storm moving through the area threatened to pour directly into the building. With no roofing contractor available to install temporary protection for at least a week, waiting simply wasn’t an option. Immediate action was needed to help prevent even greater water damage and keep the situation from getting worse.

The Decision That Helped Prevent Even Greater Damage

Rather than waiting for another contractor, Bee Dry developed an emergency mitigation plan to protect the building immediately.

Our team installed temporary tarps and sandbags across the damaged third-floor roof areas to help reduce water intrusion until permanent repairs could be arranged.

This decision became one of the most important factors in the entire project.

The tarps could not completely stop every drop of water, but they significantly reduced the amount entering the building during storms and helped prevent even more extensive damage throughout the structure.

Without immediate action, every rainfall would have created new losses and dramatically increased reconstruction costs.

Fighting Water Damage After Every Storm

Even with emergency roof protection in place, rain continued finding its way into the building. After nearly every storm, Bee Dry crews returned to perform water extraction and mitigation, helping limit additional damage and keep the project moving forward.

A Project Unlike Most Commercial Water Losses

The tornado damage alone would have made this project challenging.

Several additional obstacles made it even more complex.

  • Significant Asbestos Restrictions: The presence of asbestos-containing materials limited access and required additional containment and safety measures throughout the mitigation process.
  • No Electrical Service: With no power available on-site, all equipment, lighting, and restoration operations had to be powered by generators.
  • Multi-Story Material Transport: All equipment, materials, and debris had to be manually transported through multiple floors of the building, adding significant logistical challenges.
  • Active Neighboring Businesses: Because nearby businesses remained open, all debris and insulation materials had to be carefully contained to prevent dust and disruption to surrounding properties.

Why This Project Finished Faster Than Expected

While several contractors estimated roughly three months for mitigation, Bee Dry completed the project in just six weeks by deploying 15 to 20 technicians daily and running multiple phases of work simultaneously.

Working Alongside Insurance & Consultants

Bee Dry coordinated closely with Millers Mutual, the carrier’s building consultant, and the property owner’s public adjuster to support documentation and keep the project moving efficiently.

The Outcome

Despite the scale of the tornado damage, the property was stabilized, mitigated, and prepared for reconstruction in approximately six weeks.

Ultimately, the severity of the damage required a complete interior demolition. While every effort was made to save materials, the combination of tornado damage, ongoing water intrusion, and environmental conditions made full interior removal necessary.

However, the rapid mitigation response helped reduce additional losses, limited further water damage, and accelerated the path toward rebuilding.

Most importantly, the property owner was able to move into the reconstruction phase much sooner than anticipated.

After months of uncertainty immediately following the tornado, there was finally a clear path forward.
